Zoning analysis, buildable envelope, landmark compliance review, program development. The right starting point for owners and developers evaluating a site or existing building before committing to a project.


Schematic through construction documents

Full architectural services with structural, MEP, and specialty consultant coordination as required. For apartment projects, this includes everything needed for co-op board submission.


Permitting + approvals

Department of Buildings and Landmarks Preservation Commission filings as applicable.


Construction administration

Regular site visits, submittal and RFI reviews, contractor coordination through punch list and Certificate of Occupancy. The phase where documentation quality pays off.


High-performance + Passive House

Building performance strategy and energy certifications


Interior Design

Interior layout, finish selections, and material decisions from concept through completion. Available as part of full architectural services or as a focused scope for projects that don't require a building permit.
