Capabilities
Complex projects involve layers that most people underestimate before they start: zoning analysis and variance strategy, landmarks review, structural and MEP coordination, permits and approvals, and construction administration across trades.
Anne Bannon Architect is structured to handle that complexity from the first feasibility conversation to the final certificate of occupancy.
Feasibility + pre-design
Zoning analysis, buildable envelope, landmarks compliance review, program development. The right starting point for owners and developers evaluating a site or existing building before committing to a project.
Permitting + approvals
Department of Buildings and Landmarks Preservation Commission filings as applicable.
High-performance + Passive House
Building performance strategy and energy certifications
Schematic through construction documents
Full architectural services with structural, MEP, and specialty consultant coordination as required. For apartment projects, this includes everything needed for co-op board submission.
Construction administration
Regular site visits, submittal and RFI reviews, contractor coordination through punch list and Certificate of Occupancy. The phase where documentation quality pays off.
Interior Design
Interior layout, finish selections, and material decisions from concept through completion. Available as part of full architectural services or as a focused scope for projects that don't require a building permit.
Anne Bannon Architect takes a limited number of projects each year to ensure the attention that complex work demands. If you're evaluating architects for a townhouse renovation, new construction project, apartment redesign, or anything in between — we’d like to hear about it.
